Roseate Hotels & Resorts, part of the Bird Group, is looking to buy new properties in the UK, following its recent acquisition of Beechfield House in Wiltshire—its fifth UK hotel and eighth globally.
“Depending on the location and commercial viability, we’re also looking to acquire more properties in the UK, where valuations are nearly 50% lower due to the economic climate. While operational expenses remain high, occupancy levels haven’t been significantly impacted,” Kush Kapoor, CEO, Roseate Hotels & Resorts, told ET.
Kapoor added that the company will open a new hotel near the upcoming Noida airport, expand its resort in Rishikesh by adding 31 more villas post-monsoons, and develop a boutique property in Goa.
“In Goa, too, we are looking to develop villas on the 20-acre land we have in South Goa. In the first phase, we will develop 60 high-end villas for long-stay international travellers, with a 3-4 year timeline and no high-rise structures,” Kapoor said.
The company had acquired 2.6 acres of land near the upcoming Noida airport for the development of a hotel that will include a spacious convention center.
“We are on track for the Noida hotel and waiting for the opening of Jewar airport. With 246 rooms, it will be the biggest hotel in our portfolio and will also have a 10,000 sqft banquet hall, the largest in Noida,” Kapoor said.
The group is also in talks to collaborate with the government of Himachal Pradesh and other states for ice skating rinks, leveraging in-house expertise for construction and management, and plans for a Delhi mall-based rink.
The company will be entering the branded residences market in Ayodhya and Dehradun, targeting high-net-worth individuals (HNIs) and NRIs, with a 20–30% premium on property values and potential senior living facilities in Tier 2/3 cities.
The company has so far focused primarily on the asset-heavy model, where it acquires land and develops hotels, but for the asset-light model, it will focus on the location and the right partner.
In December 2019, Roseate House New Delhi, owned and managed by Bird Group, opened its first premium coworking club at Aerocity in the hotel.
The executive said that hotel staff keep on traveling abroad to adapt best followed practices.
“They will come back with the wealth of knowledge and the experience and are going to implement what they have learnt. Which will help the brand to further move on,” Kapoor said.
